If you are having a new home built, or are remodeling and upgrading your current home, there are some modern features you may want to consider adding. While some of the ideas below may not come standard with the average house, they allow homeowners to create comfier, cozier, more convenient, and modern homes.

Trash Chute If your home has multiple floors, adding a trash chute between floors makes it easier to throw your garbage out and eliminates the hassle of lugging trash bags to the garage. If you have a large family, you may also want to consider adding a trash compactor that will allow you to fit more waste into your trash and recycle bins.

Modern Bathrooms When remodeling a bathroom, there are some luxury features that you can consider adding. This could be a Jacuzzi tub, steam shower, radiant heat floors, a built-in seated vanity area, or surround sound to create a relaxing ambiance. Convenient Kitchens When building or remodeling your kitchen, consider ways to add restaurant quality features and functions.

 The kitchen is often the heart of your home, so it should be both functional and beautiful. You can achieve this by disguising appliances as cabinetry to create a uniform feel, having an espresso machine built into the wall, adding restaurant grade ovens and stoves that allow you to perfect your cooking and baking, adding touch-free faucets, or adding pot filling faucets near your stove. Built-In Custom Storage Having adequate storage is often a feature that makes or breaks a home’s utility.

The amount of storage you have not only helped you to stay organized, but also affords your family additional room as it grows. While you may already have spacious closets, consider having your closets customized with multilevel shelves and hanging bars, built-in drawers, and hooks. Also look for areas of your home where built-in storage can be added—such as using space under your staircase or creating a wall with built-in cabinets and cubbies. Also look for ways to maximize and organize storage areas in your attic or basement.

Outdoor Kitchen with more families looking for ways to comfortably pass the time outdoors, many homeowners are adding outdoor kitchens with all of the appliances and amenities of indoor kitchens. If a full outdoor kitchen is not something you would use regularly, look for ways to make your outdoor patio or deck more comfortable by adding a fireplace, fire pit, built-in seating, and built-in areas to plant greenery.

Expanded Living Spaces Sometimes all you need to create additional functionality and comfort is to expand the square footage of your pre-existing rooms. Adding additional 4-6 feet to a first-floor living room, bedroom, or kitchen will help to open up each space, make it feel less cramped, and may even allow you to create a multipurpose space such as a living room that has space for a home office or a play area for the kids.
